Overview

Over the last quarter century, Hackett Feinberg has been involved in hundreds of affordable housing projects. We have been equally active in such projects representing institutional lenders, municipal and state agency lenders, nonprofit and mission-driven developers, and tenant organizations.

From these various angles, we are proud of our complete understanding of the variety of issues affordable housing and community development projects pose. Our team brings skill in the development and financing of a variety of project types, including multifamily housing, supporting housing and services, mixed-use developments, senior housing projects, and community facility projects. When there is an innovative and new use of property for affordable housing, such as the conversion of a motel or hotel space for housing and services, Hackett Feinberg is the firm lenders and developers call to move the project forward.

We are experienced in financing these projects with construction and permanent debt, low-income housing tax credits (LIHTC), historic rehabilitation tax credits (HTC), tax-exempt bond financing, and New Market Tax Credits (NMTC). We also bring to the table knowledge of zoning, ground leasing, affordability covenants, and end-of-compliance period issues. And when necessary, we have lent our expertise for workout and restructuring situations.
